• The average homeowner feels their property is worth more than the ‘market value,’ because of personal attachment. It happens all the time, even to us! Let’s say you own a property that you feel is worth about $485,000.
• A realtor may come in and say the property is actually worth about $425,000. Yikes!
• Of that $425,000, on average, sellers pay about 10% in closing costs ($42,500). Now you’re down to an effective sale price of $382,500.
• If you still owe $380,000 on the property, then you may walk away with just $2,500 at closing, after thinking you had about $105,000 in equity. These are REAL NUMBERS from a recent consultation call that we had with a homeowner, and this is a harsh reality that MANY sellers face when going to list their home for sale with a realtor. Also note that if the property is in need of repairs, especially ones that could cause the buyer’s lender to back out, these numbers can be even more devastating.
